"Don't ALL Texas Mortgage Brokers offer 100s of TX mortgages?"

This is usually one of the first questions I'm asked. The answer is "No".

Real Texas Mortgage Brokers (and Mortgage Bankers like me who can broker loans to dozens of lenders) don't offer just a one-size-fits-all mortgage program.

By contrast, there are many brokers and bankers who are extremely limited in the Texas home loan programs they offer. They might work for a traditional large "name brand" bank or they might work for a lender owned by a new home builder, as an example. Their job is to make you fit into one of their programs.

The job of real Texas Mortgage Brokers is to find you the loan which best meets your needs--to make the loan program fit YOU, not the other way around.

But this takes more time researching Texas mortgage programs (and our mortgages are different than the other 49 States--because our TX real estate laws are different).

It also takes more time asking prospective clients questions and listening.

"What kind of loan do I need and what will it cost me?"

This is another key question clients ask early on. The answers depends on a client's specific needs and their situation.

Here are some situations which affect the type of loan which would be best for you:

  • Are you a first time homebuyer or do you want to minimize your move-in costs (down payment and closing costs)?
  • Are you self-employed or paid commission?
  • How long do you plan to live in the home?
  • Are you new on a job or new to being self-employed?
  • Have you recently graduated from college and are new to the full-time workforce?
  • Do you have some credit challenges?
Depending on the type of TX mortgage you need, your move-in costs (counting closing costs) can be only $500-$1,600!
