The truth about 100% loans and Texas First Time Homebuyers.

A lot of mortgage companies offer 100% homebuyer financing. But those loans by themselves do NOTHING about the closing costs. Closing costs can not directly be added to the loan.

Depending on the loan you choose and the actual home you choose to buy, closing costs will likely be about $8,000. OK, so how can you get your move-in costs down to about $500 to $1,700?

Texas sellers are allowed to pay part to all of home buyer closing costs. This is an area where your Realtor® and your loan office working together as a "team" for your benefit come into play.
