"How can Texas FHA Loans help a TX first time homebuyer like me?"

I'm often asked this question. TX FHA Loans are insured by Federal Government U. S. Department of HUD (Housing and Urban Development).

An FHA mortgage can help home buyers the following ways:

  • easier credit qualifications--no set minimum credit score required
  • usually no requirement to pay off past collections or charge-offs
  • low to no down payment required (no down payment possible using Down Payment Assistance)
  • only ONE payment to make each month--taxes and insurance are included--and no second lien monthly payment required
  • lower interest rates than alternative "non-conforming" loans
  • move-in costs can be only $500 to $1,600 using down payment assistance

Since the Federal Government subsidizes these loans, you pay less!

"What about this Down Payment Assistance (DPA) you mentioned?"

The one negative for some TX buyers is FHA requires a 3% "minimum investment". One way to solve this problem is to get someone else to pay that for you.

But Texas sellers are NOT allowed to pay homebuyers' down payments. And homebuyers aren't allowed to borrow the money.

However, there are nationally recognized charities that are allowed to pay your down payment for you.

Using Texas FHA Loans with DPA requires an experienced Loan Officer who understands how the programs work. Rest assured, I have done many Texas FHA Loans w/ DPA and I can help your Realtor understand the program and properly structure your offer, so the sellers will be much more likely to accept it.

Structuring the offer correctly and understanding these programs is critical to getting your move-in costs between $500 and $1,600!
